About the project:

Jyothi Valencia is the Ultra-premium iconic integrated township with Residential apartments and commercial at Banjara hills by Vamsiram Builders. Banjara Hills is one of the very high premium locality and this project is along the main road and is located diagonally opposite to the park Hyatt. Also this project is in very close proximity to KBR park which is the largest national park in Hyderabad with more greeneries, many multi-cuisine restaurants, drive-ins, Shopping malls, international hubs, Hitex city and entertainment hubs.


The specialty of the project is that it has very good world class amenities and the built up area is half million or 5 lakhs square feet including both residential apartments and commercial spaces.

This project is spreading across in 2 acres with 40 flats of 4BHK of 10 floors

Here I am discussing only the residential apartments in this project

Location wise- This project is ideally located on the main road 2 of Banjara Hills

This is costliest area in Hyderabad where the land rates are so premium.

Within 5 mins walkable distance the largest national park in Hyderabad, KBR park is there. The park spreads across 390 acres with walking and jogging tracks and it filled with more greeneries.

 Design Analysis:

Each residence in this project has a very luxurious space ranging from 6799 sft to 7369 sft.

The building is of 10 floors with 4 flats in each floor.

They have Platial interiors, the most vibrant living room, and master’s suite.

The entrance is designed to reflect the abundance of nature, here they gave more importance to landscape which reflect the nature as well with the 390 acres national park close by

This project is divided into two zones – the residential and the commercial

Commercial building is close to the main road and the residential apartment is behind the commercial building. The commercial building acts as both barrier and buffer to the traffic noise.

Each floor has very good number of 5 lifts and one service lift with 2 staircases

The corridor is designed with ample of space of 8 feet wide.

Each flat has two entrances one if for the inmates and the other of the family.

Each flat has the lobby followed by the foyer to living and dining continuing to big sit out area

For the 6799 sft they have 2 balconies and one sit out area and the balcony sizes are 12’x5’ and 6’6”x19’7” and the sit out area 15’x18’ whereas the other flat of same size has  two balconies of same size 7’2”x19’7” and sit out area as the same 15’x18’.

The entrance to this flat is on the eastern side from the corridor in to the Lobby. The lobby enters in to the foyer, left of the foyer is the drawing room of 18'x17'4" with a huge window on the southern side. This place is good for 7 seater sofa set and tv unit. There is a partition from foyer to living/dining area. Here the drawing room is also for the visitors and business discussion. Living/Dining is a huge s open space of about 46'x18' extending towards the west side to sit out area. In between the dining and sit out area there is a glass wall with french doors. The sit out area is 15'x17'4". After crossing the foyer one can see the clear view to the western side o with no disturbance o more than 61'.

After crossing the foyer and while entering the Living to the left there is a powder room and the size is 7'4"x6' which is a good space. To the left of the living is a Bedroom of size 12'5"x20', in this bedroom there is a provision of study table, seating space, a 8' wide window on the southern wall. The washroom size attached to this bedroom is 7'4"x13'8" with makeup table, wash basin, wc cubicle and shower cubicle.

Next to this bedroom is another bedroom with the same size except the access to washroom. In the before bedroom the access is near the southern wall of the room but in this bedroom it is close to the northern wall. The wardrobes are in the first bedroom but it is in the washroom for this bedroom  .the toilet size in this bedroom is 7'8"x20' with wardrobes, makeup table/ dressing table, wash basin, wc cubicle and shower cubicle.

After the 2 bedrooms in the leftern side is the home theater of 13'x19'6" with an attached balcony of 6'6"x20'4" towards the western side of the unit. This home theater has an access from the dining area.

To the right side of the dining are pooja, kichen and one bedroom. The pooja room is 7'3"x7', the kitchen enters in the dry kitchen 12'x22'8" with 3 breakfast seater. From the dry kitchen entrance is the wet kitchen 10'4"x15' with window and attached store room of size 10'x7'.  The utility extends from the kitchen in the southeast corner of size 6'6"x15'.

The bedroom is of 13'6"x17'4" with 2 seaters pace, attached balcony of 5' wide to the entire width of the room, and the attached toilet of 7'6"x22'3" has dressing, wardrobes, washbasin, w.c cubicle and shower cubicle.

Master bedroom is on the southwest having access from living, the space is really amazing and huge and the size is 18'x20'10". The bedroom has a locker room of 5'6"x5'8" and attached balcony of 12'x6'2". The attached washroom accommodates dressing area, wardrobes, wc cubicle and shower cubicle and the size is 8'x22'3".

One of the uniqueness of this project and first in Hyderabad is the provision of living and sit out to the maid's room.Normally for maid only a room will be given with attached or a toilet under the staircase. In this project they have given a very good space of Hall 9'x10'2", Room - 9'x9', sit out -4'6"x6'10" and toilet 4'x6'.

For the 7069 sft flat they have 2 balconies and 2 sit out area and the sizes are 5’x13’6” and 6’6”x20’4” for the balconies and sit out for the master bed room is 12’x6’2” and near the dining area sit out it is 15’x17’4” respectively

Whereas 7369 sft flat they have 3 balconies and 1 sit out area and the sizes are 6’6”x12’8, 7’2”x16’ and 6’6”x21’for the balconies and sit out near the dining area is 15’x18’respectively.

For 6799 sft flats three toilets have walk in closet whereas other two flats have one walk in closet in each toilet.

Apart from all flats have drawing area, home theatre, wet kitchen, dry kitchen, store, utility area and pooja room.

Most notable design feature here is the continuous living and dining area of length ranging from 46’ to 50’ and width 18’ respectively excluding the French door connecting sit out.

All flats have living space, bedroom, sit out and toilet for the servant which is very unique in this project. Mostly in other projects for servants they will provide only bedroom and toilet.

Now the question will arise about the difference between balconies and sit out. Balcony is the linear space say the width is less but the sit out is a place where there family can be seated comfortably in other words bigger than balcony.

Each flat has 4 bedrooms with separate toilets inclusive of shower cubicles in each.
