Mantri A is an iconic project in Jubliee hills, Hyderabad developed by Mantri developers. The project location is the posh area in Hyderabad.

The project is at the junction of the Jublee hills check post with two side roads along North and west side.

As the project is adjacent to the park, here I want to appreciate the national park in few lines. The park acts as an excellent lung space in the busy city environment comprising of over 600 species of plant, 140 species of birds and also about 30 varieties of butterflies  and reptiles. Apart from the plants, birds, butterflies and reptiles many animals are visible in this parks such as Jungle cat, Porcupines, peacock, pangolin and small Indian civet. Due to few water bodies present there, the moisture is used by the plants and the birds and animals also quench their thirsts.

The project is designed as per the vasthu, some of the interesting principles are Bathroom, guest room, and study room and living room are placed in the eastern side.

Entrance, temple, balcony and porch along the North East of the project.

Treasury, living room, bath room and the entrance along the northern side of the project.

Washing space, guest bedroom, parking and study room along northwest direction

Treasury, living room, bathroom and entrance in the west.

Wardrobe, staircase, water tank and master bedroom along southwest direction.

Advantages of  “Mantri A” from the Author’s perspective:

This site is located in posh area of Jublee hills where more HNI attracting area and also the site is strategically located adjacent to the biggest national park in Hyderabad.

The site has accessed to 2 main road both from north and west.

This has been designed considering vasthu as well.

The site is a like a right angle triangle. The club house is designed next to the 2 main roads and the building at its rear side. Both the side of the building the space is left for park and play area. The building has a great view towards the KBR Park.

As already mentioned this has 8 towers and 190 units. All the flats have clear view in both side of the building in opposite direction in other words the flats are designed in such a way that all the 16 flats in 8 towers are along the north west to south east direction.

The flats are elongated and they have given big open wells in each tower between 2 units to have lighting and ventilation. Here the air movement is so good in all season throughout the year.

In clubhouse they have used more skylighting to get more natural light into the building.

Each tower have 2 lifts and 1 service lift.

 

In all the 5BHk they have private lift connecting to foyer. Direct access from the foyer to the home office. The foyer leads to the very huge open space approximately of 52'x35' of formal living, informal living and dining.

Big Light well of about 27’x23’ floods light to the formal living area, informal living area, dining with small study area. To the right from the foyer it is dining area, straight will be formal living and the left side of this is informal living.

The informal living acts as an entry for 4 bed rooms which have their own attached toilets.

From the dining area to the right is the master bed room having view towards to the park and one dress changing room.

To the left of the dining is the kitchen and utility facing towards the park.

The master bedroom has one wic. One sit out of size 13’ x 17’ facing towards the park. One balcony having road view. Island kitchen is in all the flats

The 4BHK area ranges from 5910 sft to 6300 sft with private lift per flat and one service lift for a tower. There are 2 lift lobbies one for private lift and another for service lift. From the service lift the servant room is accessed. From the private lobby two doors are there one to the home office space and other to the informal living area.

To the informal living there are 3 bed rooms with attached washed and one balcony towards the road side view. The informal living, formal living and dining is an continuous open space connecting to the sit out with french doors and windows further having an view of the 390 acres natural park.

From dining area kitchen is accessible and it has a fabulous island kitchen counter and continued with the utility space facing having the park view.

One powder room accessible form the formal living to the right of the dining is the master bed room having views to the park and a wash room, wardrobe to the right side of the room.

3 BHK – 3210sft

The main entry is on the foyer from the corridor and the right side is the lift and to the left is the seating area for visitors. Next to the foyer is the living room connecting to dining area. The dining area is the center of the apartment, to the left of the dining is a bedroom with attached toilet with two windows, 2 seaters and one TV unit. In this bedroom the ventilation will be good. Just opposite to the bedroom is the kitchen kitchen countertop on eastern side utility to the left. This utility is so good  with12 feet 6 inches by 5 feet 6 inches.

Just straight off the living dining is the bedroom 2 with attached wardrobe on balcony for this bedroom the toilet is to the left of the dining area when coming from bedroom.  From this bedroom one can see the KBR Park.

Master bedroom is on the southwest corner with attached toilet, window, glass wall to the southern side with view of the KBR park can be seen.

This is a 3 BHK apartment with two attached toilets one common toilet and a balcony.

5 BHK -7540sft

The main entrance is on the northeastern side Formal living area. Does the Home Office next to the lift turn the main entrance and also there is a submit entry for maid and toilet. To the West is a skylight well providing to the formal living area. 

To the left is a dining area with good island kitchen and utility in the southern side having a week to park to the state of the dining is a big sit out undersize is about 17 feet by 23 feet to the right of the dining is the master bedroom with two windows and glass wall on that southern side having a view to the park this bedroom also has WIC shower cubical and toilet. There’s a common washroom / powder room in the dining area next to the master’s bedroom toilet.

In the northwest there is a bedroom with attached balcony having a view towards the club house and the main road.

This bedroom has seater space and attached toilet and it is little away from the informal area or family area. Another bedroom is on the right side of the above said area.
