Prospera County by Gridhari Constructions

Prospera County is one of the top high end villa project by Gridhari Constructions located in Kisamtpur at Hyderabad.

The project area spreads in 12.9 acres with 98 Villas within the price range of rs 6.65 cr to 9.94 cr.

There are two types of villas, 4 BHK, 5 BHK where the built up areas are 4750 sft and 5180 sft respectively.

Advantages of Prospera County from the Author’s perspective:

The site is approached from 100 feet road width.

The main road inside the project is 50 feet road and other roads are 40 feet width.

This project is adjacent tothe ESSA River, this makes the project like water front development or lake view villas. There will be more adequate water for boring as well.

Around 6000 acres of lung spaces of open area is close by.

They have more greens spaces near to the villas.

They have mentioned like 65% of open spaces that means only 35% is the built up area. As mentioned earlier 6000 acres of green space with the 65% open space within the project and also the adjacent river to the site makes the project fantastic and great views and an amazing place to stay by.

Now we will discuss on the villa types in detail:

Villa Type 1 – East facing 240 Sq yards (45’x48’)

Ground Floor    – 1500 sft

First Floor           – 1500 sft

Second Floor       – 1500 sft

Terrace                – 150 sft

Total built up area – 4750 sft

Ground Floor:

The approach to the villa is from the north east entrance. Two car parking’s are provided in the north east portion of the villa in ground floor.

The entrance leads to foyer, the foyer has sufficient space to accommodate seating zone. To the left of the foyer is the dining area, but they had stopped the view from foyer, to the front is the huge living room of size 17’x17’ which is so massive.

From dining area we can reach upstairs by staircase and lift which are next to each other in the south of the villa. Behind the lift is the main room and toilet which has an access from southern side.

South west side is the parent bedroom with dressing table and attached bath.

From dining, kitchen space is accessed continuing to utility outside the built up area.

First Floor:

Both the staircase and the lift lands on the personal living area which is 23'x13'. To the left of the staircase is the Master Bedroom of size 20'x13'3" which is so royal and has an attached wic, bath room with shower cubicle.

To the right side of the staircase from the personal living has a bedroom in east room and attached bathroom to that. Sit out is also there from personal room and extends to the 3/4th of the bedroom.

Second Floor:

The master bedroom is same as the first floor.

Just opposite to the staircase towards the north side is the huge private lounge close to 16' x 25' just above the personal living and sit out in the first floor.

Above the second floor bedroom bar with home theater and toilet is designed.

 

Villa Type 2 – East facing 240 Sq yards (50’x52’)

All the rooms are typical as the Villa type 1 design except 9” difference in the room size. Here in this land they left more space outside villa compared to the villa type 1 East facing.

The villa main gate leads to the car porch for 2 cars. The villa main door is places north west of the villa. The main door leads to the living room which is so big 23'x13', behind the living is the dining, but visually stopped by a free wall.

To the right side of the living is the staircase and lift.

To the bottom right they designed Master bedroom as per vasthu. There is a linear stretch of kitchen and dining on the eastern side of about 35'x11'.

Kitchen is well placed as per vasthu in the south east of the villa and from the dining the utility space is outside the building on the north eastern side.

In the southern side behind the lift maid room and toilet have been provided.

First Floor:

The staircase enters to the personal lining which is above the living room.

To the right of the personal living room bed room with dressing room and wash room is provided and balcony to the north east of half the depth of the bed room and the other half for puja room accessed from the personal living room.

Second Floor:

To the right side of the staircase landing there is a lounge and extends to bar/ home theatre space and this room is without windows to suit the home theatre to avoid light and acoustical disturbance.

To the front of the staircase is the huge private lounge of 15’10.5”x24’1.5”. Another master bedroom is on the left of the staircase with WIC and bath.

 

Villa Type 3 –North facing 240 Sq yards (45’x48’)

Ground Floor:

The main approach to the villa is from 40’ wide road on the north side. There is a provision of 2 car parking’s in the car port area in the north east. There are 2 entrance doors, one to the living hall and the other to the dinning. To the right of the carport is the living area which is the northwest part of the villa with attached toilet but the provisions given here seems to be like a powder room. The dining area is so huge area of about 23’x13’ including the lift lobby which is to the right side of dining area, staircase is next to the lift. The lift well is also spacious enough to accommodate more persons in the lift car. There is a separate toilet under the staircase which can be accessed from the western exterior side for the maid. Kitchen is on the south east side with store and maid room access from the south. If the toilet is close to the maid’s room it will be better during night and rainy days. Parent room with 2 windows is on the south west are with attached bath.

First Floor:

The staircase leads to the grand personal living space of about 23’x13’ along east and west direction with attached Pooja room and sit out in the north east area of the villa, to the right of the staircase is the luxurious master bedroom with walk in wardrobe and bath area, the entire stretch of this area is about 43’6’x13’3”. To the left of the staircase is the bedroom with study area, bath, saloon and dressing area.

Second Floor:

Second master bedroom of same size like first floor above the first floor master bedroom and to the right is the bar/cinema space and in the north east area is the private lounge of about 24’x15’ on the north east with tv.

Specifications:

The important things discussed here are structure, doors and windows.

Structure is the RCC Frame structure to withstand the seismic and wind loads and the slabs are at 12’ height, i.e. the height of the ceiling is 12’ and the superstructure is of red brick or solid block of exterior and interior of 9” and 4” respectively.

Both external and internal plastering is of 2 coats and one coat with smooth gypsum punning.

Doors and windows:

Here the main door is designed for 8’6” with imported doors and shutters with respective imported hardware fittings and the internal doors are veneered imported doors with proper fittings. The French doors and windows are of aluminum with powder coated finish, glass and mosquito mesh.
