Ramky One Odyssey

RamkyOne Odysseyby Ramky group is one of the urban high rise residential apartment in Kokapet, Hyderabad which is considered to be extension of the financial district. Residential projects like Vertex Panache, Sunshine Ecopolis Gem Nakshatra, and Northstar Allura are some of the residential projects in the vicinity of the location.

This project spreads over 5.3 acres of 736 units comprising of 3 BHK, 3.5 BHK and 4.5 BHK in 3 towers of 36 floors height.

From Author’s perspective

The site is approached from the main road from North west side. The grand entrance have separate entry and exit with security booth. There are separate vehicular and pedestrian entry. The vehicular pathway enters the basement parking floors at the north to north east side and the exit at west direction.

Even though the roads are provided along the outer of the buildings, it looks like the roads have given only for building approvals. There is a good space between the road and the boundary of the land, many amenities are provided with lawns.

The amenities such as Club house, swimming pool, tennis court, kid’s pool area, play area and transformation yard are provided in the space between the internal road and the boundary.

There are 3 towers in this project with Tower A and C are typical and Tower B is different.

All the three towers are oriented towards exact North and South direction whereas the land is not rectangular.

Tower A and C

There are 7 individual apartments in each floor, and the salable area of the towers are each flat in 3020sft, 1915sft, 2160sft, 2180sft and 3 flats of 1750sft.

There are 6 passenger lifts with big lobby area on each side 3 lifts in the center of the tower.

There is a service lift, 2 fire escape staircases in each floor. The apartment unit has no common wall makes it to feel like an independent villa within the busy city.

 

Tower B

There are 8 individual apartments in each floor, and the salable area of the towers are each flat in 3020sft, 1915sft, 2165sft, 1810sft, 2180sft and 3 flats of 1750sft.

There are 6 passenger lifts with big lobby area on each side 3 lifts in the center of the tower.

There is a service lift, 2 fire escape staircases in each floor. This apartment unit has no sharing wall makes it to feel like an independent villa within the city.

The entrance is along the eastern side in to the drawing room, Living room is next to the drawing room with no walls in between and it leads to a balcony. Whoever enters this unit will can have an undisturbed balcony view.

Right side of the drawing room has 2 bedrooms with wardrobe and attached toilets.

Left side of the drawing room in the south east has kitchen with utility area and the master bedroom can be accessed from the dining. The master bedroom has study area, wardrobe and attached toilet.

1750sft West facing:

Both the east and west facing design and placement of room is same for this area except the bedroom and kitchen position in the southeast and southwest is interchanged.

1810sft East facing:

The main entrance is on the Drawing room on the eastern side continuing to dining and living area to balcony along the west zone. In south east kitchen is provided with utility space and Master bedroom in the southwest area.

To the right side of the dining there are 2 bedrooms with wardrobes and attached toilet.

1915sft North Facing:

The main entry to the flat is on the north in the drawing room continuing to dining and sit out on the southern side.

In southeast location kitchen is designed with utility and Master bed room on the southwest side with dressing area, wardrobe and study area with attached toilet.

On both northeast and northwest side bedrooms are provided with attached toilets.

2160sft West facing:

The main entry is on the western side in to the drawing room, moving straight is the dining area and to the center left is the study area and to the center right is the sit out.

Kitchen and utility is placed on the south east side, master bedroom with dressing area, study table, wardrobes and attached toilet. In north east and northwest there are two bedrooms with attached toilets.

2165sft East facing:

The design is same as the 2160sft flat except the entry and kitchen, bedroom position.

In this study I came across that all the flats are designed as per Vasthu
